Rules and regulations

1. Damage on structures

If the structure of the apartment or housing company or its plantings are damaged, windows or surface materials are broken or scratched, etc., the person causing the damage or the person who is liable will be charged for the full cost of the damage. Normal wear and tear does not count as damage.

2.Balcony doors and windows4

Windows and balcony doors on the seaward side always have to be closed tightly, so that sea spray or rain will not cause damage to the apartment’s structure and materials due to damp. If windows or balcony doors are kept open – in fair weather – the handle must be turned downwards in order to prevent the window from moving. Thus, the wind can’t break the window. Balcony glasses also have to be fastened to the strap for this purpose if they are kept open. Unnecessary and high repair charges can be avoided by being careful. The tenant is liable for material damage due to negligence etc. according to the costs of repair.

3. Ventilation

Ventilation must be turned off if balcony doors or/and windows are kept open when the weather is warm.

4. Smoking

Smoking is forbidden in common indoor areas shared by the residents. That smoking is banned in the apartments is stated in the rental agreement and/or in the booking confirmation. In order to promote the comfort of all residents smoking is not recommended in the balconies. The tenant is liable for damages to the apartment due to tobacco-smoke and for costs for reduction of odour nuisances.

5. Quiet-time policy

The quiet-time policy must be followed between 22:00 and 09:00. Making loud and disturbing noise is forbidden also in daytime. If a security officer or other authorities must be called because of disturbing behavior, full compensation will be charged.

6. Parking

Vehicles must be parked only in areas designated for them. Parking motor vehicles in front of stairs or entrances or on rescue routes is forbidden, unless there are compelling reasons for it. An exception to the rule is short-time parking in situations where goods are loaded or unloaded etc. The vehicle must also in this case be moved without delay. Washing cars on the property is forbidden. Electric cords or cables must not be left hanging from electrical outlets for engine preheaters/charging points for electric cars and the boxes must be kept locked.

7. Tidiness of the apartment

Tenants must keep the apartment tidy during the whole tenancy. The tenant is obliged to take care of following things before leaving the apartment

  • All used tableware has been removed from the tables and countertops, put in its original places or in the dishwasher and cleaned.
  • Bottles and waste have been taken to the housing company’s waste collection point. We recommend waste sorting.
  • All bathrobes and bath towels have been returned to their original places.
  • A separate agreement is required before you can keep pets in the apartments.

The tenant will be charged for the full cost of damages on tableware. A separate cleaning cost will be charged if waste and bottles have been left in the apartment.

In addition to all compensations mentioned above we reserve the right to collect a service fee, which will be established later. The service fee will vary between 90 euros and 280 euros depending on the amount of work which is caused by the supplementary service.
